Commercial building architects in India

A commercial building has to earn its keep and be a good place to spend a day. We design offices, shops and mixed-use buildings, new or retrofitted, so that the numbers work and the people inside feel well.

Our work ranges from a low-cost office conversion in Pune and a modular shop in Navi Mumbai to an Honourable Mention retrofit proposal for a landmark in Kochi.

What we pay attention to

Offices people choose to stay in

Most offices give everyone the same desk and chair, nine to five. Variety, choice and a place to withdraw ease fatigue over a long day, so we plan different ways to work, rest and talk: a welcome corner, a standing workstation, a low table for meals, a quiet corner, a formal table for meetings that need focus.

Shops that sell by feeling familiar

People trust what feels familiar. For a sound shop in Navi Mumbai we built a living room instead of a showroom: warm materials, soft light and a deep sofa did the persuading.

Short leases and tight budgets

Modular pieces that can be lifted and carried to a new address when a lease ends, and low-cost conversions that make a limited budget go further.

Retrofit before rebuild

Our retrofit proposal for Mather Square in Kochi keeps the structure and adds a solar-powered timber façade that shades the glass and lets air through, food courts that serve breakfast, lunch and dinner from the same tables, and a rooftop rented to urban farms.

Conversions

A house can become an office. We converted a three-bedroom home in Pune into a workplace where people think better because they can choose where to sit.

Daylight, fresh air and green

For the people who work in a building, daylight, fresh air and green are known to lift mood and ease stress. We plan them in from the start.

How we work

We offer full service across India: design, drawings, approvals and site supervision. See how a project runs, from brief to site.
